Applications now open for Meanwhile Space Phase Two

What is Meanwhile Space? 

Meanwhile Space is a term used to describe the temporary use of a property until it can be brought back to its full potential on a permanent basis. The initiative utilises underused space for the benefit of the community and surrounding businesses by transforming the property into a place of interest.

Following a successful pilot in 2019/2020, City Property Glasgow (Investments) LLP has been working to launch Phase 2 to support our vision to positively invest in the inclusive growth of Glasgow’s economy.

We want to enable Glasgow to be the best city to start and grow a business and can contribute to this by providing affordable property opportunities to start-up businesses, social enterprises, creative organisations, community groups and other complimentary SMEs to allow them to provide a platform for sustainable growth, helping to grow local economies and build stronger, more resilient communities with the overall aim of increasing local employment opportunities.

Focusing on the High Street, Saltmarket, Duke Street and St Margaret’s Place areas, a number of vacant shop units have been identified as suitable locations to revitalise the area. With the vacant shop units in need of renovation, we're pleased to confirm we are accepting applications, whilst work progresses to transform these properties ready for use. New tenants will move in on a staggered basis, as and when properties become ready for use.
 

Who can apply?

City Property is inviting applicants who can help deliver local regeneration and place-shaping activities, meeting local vision and community need. We’re seeking start-up businesses, social enterprises, creative organisations, community groups and other complimentary SMEs who:

  • can bring additional economic benefit to Glasgow
  • can demonstrate viability
  • have the potential to increase employment in the local area
  • have the potential to increase footfall in the local area; and
  • will not have a detrimental or competing effect on existing local businesses
  • will fully utilise the space by staying open for business for a minimum amount of hours and days per week

Who cannot apply?

Organisations that operate solely for commercial, political or religious activities.

What will I receive as a Meanwhile Space tenant?

Under the terms of the project, monthly leases will be granted up to a maximum period of one year, with an option to review thereafter. The rent for the first year will be £1 per annum.

Providing affordable accommodation beyond the first year is also important to the sustainability of any new organisation so we have extended the terms of Meanwhile Space in phase 2 to include rent support beyond the first 12 months for those who wish to remain.

Please note that the location of any space offered under the initiative will be determined by CPGI and not the applicant, with consideration given to existing businesses and the organisations suitability for the location. Viewing of space prior to submitting an application is currently not available.

  • 1 St Margarets Place  89.90sqm (967.67sqft)
  • 5 St Margarets Place  24.87sqm (267.70 sqft)
  • 74-78 Saltmarket  131.78 sqm (1418.47 sqft)
  • 128 Saltmarket  61.21 sqm (658.86 sqft)
  • 253 High Street  286.64sqm (3085.37 sqft)
  • 9 Duke Street  77.60sqm (835.28 sqft)
  • 15-17 Duke Street 86.20sqm (927.85 sqft)
  • 82-86 Saltmarket 117.96sqm (1269.71 sqft).

Each unit will presented in a safe, secure and “white box” condition. All certification will be in place.

Whilst applicants may specify a preference, the location of any space offered under the initiative will be determined by CPGI and not the applicant, with consideration given to existing businesses and the organisations suitability for the location.

TIMESCALES AND FURTHER INFORMATION

Whilst there are a number of factors which will affect the planned timescales, our current estimate is that we are the first occupation of Meanwhile Space units will be sometime in early Spring 2025. We will update this page should this change.
